Pre-demolition audits.
Know exactly what is in the building before it comes down. Every material weighed, given a carbon value and routed to reuse or recycling, with the report ready minutes after we leave site.

What is a pre-demolition audit?
A pre-demolition audit is a survey of a building before it is fully or partly demolished. It records the materials and components on site, their quantities and condition, and the best route for each one: reuse, reclamation, recycling or, as a last resort, disposal.
Where retention is still being tested, a pre-redevelopment audit comes first. Where the structure is staying, you need a pre-refurbishment audit instead.
- Component-level inventory with quantities, weights and condition
- Embodied carbon and European Waste Codes for every material
Why you need a pre-demolition audit.
BREEAM rewards a pre-demolition audit under Wst 01, and in London the GLA Circular Economy Statement for a referable scheme relies on one to set reuse and recycling targets for demolition waste.
Beyond compliance, an audit is how you find the value in a building before it is skipped. Reusable and resaleable items offset demolition costs, and every tonne diverted cuts both disposal fees and carbon.

The Camio difference
Camio pre-demolition audits.
At 55 Broadway we audited four buildings in two days. Our auditors capture each item in the Camio app, AI identifies it and estimates size, weight and materials, and our team checks the data and assigns EWC codes.
The report is generated straight from the inventory in minutes, and you can re-run it whenever plans change. The inventory stays live afterwards, so you can track what actually leaves site and where it goes.

How it works
From site visit to finished report, in days not weeks.
01
Capture on site
Auditors photograph each item in the Camio app. AI identifies it and estimates size, weight and materials.
02
Carbon and waste data
Embodied carbon and European Waste Codes are calculated for every item and checked by our auditors.
03
Plan together
Your team reviews the inventory online and decides what to reuse, reclaim, resell or recycle.
04
Report in minutes
Materials summary, product breakdowns and recovery partners, generated from the inventory and re-run any time.
05
Action and track
Items are listed on the Camio marketplace or sent to named recovery partners, with every destination tracked.

Deliverables
Materials summary
Total weight and embodied carbon by material, ready for planning and BREEAM.
Product-level breakdown
Every item by floor and room, with quantity, condition and photos.
Waste codes and routes
EWC codes and a named recovery partner for every material stream.
Live inventory
An inventory that keeps tracking items after the report, through to their next use.

- Office, retail, education and healthcare buildings
Every asset, every life
Most audits describe a building on one day. Camio follows every asset for life.
Each item keeps its record through every life, every location and every owner. That is what makes Camio the natural fit for BREEAM In-Use, SKA and estates where assets move between projects again and again.

Multiple lives
Reuse, refurbishment and resale are recorded against the same item, so carbon savings add up over every life.
Multiple locations
Moves between floors, buildings and projects are tracked, so the inventory always shows where things really are.
Multiple owners
Items keep their history when they change hands, from landlord to tenant to buyer, across your whole estate.

- Your programme: when you need the report and when strip-out or demolition starts
- Drawings, asbestos surveys or previous audits, if you have them

Questions we are often asked
How quickly can you complete a pre-demolition audit?
Site time depends on the size of the building. At 55 Broadway, four buildings took two days. The report is generated from the inventory in minutes after the site visit. [Add booking lead time.]
What is included in the report?
A materials summary by weight and embodied carbon, a product-level breakdown by room, EWC codes and a recovery partner for each material stream, plus a written narrative for your Circular Economy Statement.
What happens to the materials after the audit?
They stay in your Camio inventory. You can list items on the Camio marketplace, move them to other sites or send them to named recovery partners, and every destination is tracked.
