Pre-refurbishment audits.
Decide what stays before the strip-out starts. A pre-refurbishment audit gives you an evidenced retain, reuse or replace decision for every item, and a live inventory to act on it.

What is a pre-refurbishment audit?
A pre-refurbishment audit surveys a building before refurbishment, where the structure is staying. It covers the fit-out, finishes, services and FF&E, and works out space by space what can stay in place, what can be reused elsewhere and what genuinely needs to go.
Unlike a pre-demolition audit, the starting point is retention, not removal. Where demolition is still an option, a pre-redevelopment audit comes first.
- Every item photographed, measured and assessed for condition
- A recorded decision for each item, not a judgement call
Why you need a pre-refurbishment audit.
Retrofit First policies, including in Westminster, and the London Plan expect you to show that retaining and reusing what is there was properly considered before anything was replaced. Planners want evidence, not intentions.
Every item kept in place or reused avoids embodied carbon that new products can never claw back, and every item resold offsets the cost of the works.

The Camio difference
Camio pre-refurbishment audits.
We capture the fit-out room by room in the Camio app, with AI identifying each item and our auditors checking condition, materials and carbon. Your design team and contractor review the inventory together online and record each decision against the item.
Items that cannot stay but still have value can be moved to another of your sites, shared with partners or listed on the Camio marketplace, and they keep their history wherever they go.

Every asset, every life
Most audits describe a building on one day. Camio follows every asset for life.
Each item keeps its record through every life, every location and every owner. That is what makes Camio the natural fit for BREEAM In-Use, SKA and estates where assets move between projects again and again.

Multiple locations
Moves between floors, buildings and projects are tracked, so the inventory always shows where things really are.
Multiple owners
Items keep their history when they change hands, from landlord to tenant to buyer, across your whole estate.

It helps to include
- The site address and approximate floor area (GIA)

Questions we are often asked
What is the difference between a pre-refurbishment and a pre-demolition audit?
A pre-refurbishment audit happens before a strip-out where the structure is retained, and focuses on fit-out, finishes, services and FF&E. A pre-demolition audit happens before a building is fully or partly demolished and covers the structure and fabric as well.
How quickly can you complete one?
Most floors can be captured in a day or less, and the report is generated in minutes after the site visit, so it fits around your strip-out programme. [Add booking lead time.]
What do you need from us?
Access to the building and, if you have them, floor plans, an existing asset or FF&E list and your programme. We capture everything else on site.
